Please read these Terms of Service ("Terms", "Agreement") carefully before using the Succeed Professional Suites website, accessing the Tenant Portal, or placing conference room reservations. By accessing or using our services, you agree to be bound by these Terms.
1. Acceptance & Scope
This Agreement applies to all website visitors, guests booking spaces, and active tenants renting suites in Roseville or Yuba City, CA. If you do not agree to all elements of these terms, you are prohibited from utilizing our site, portal, booking software, or scheduling applications.
2. Conference Room & Space Bookings
- Hourly Pricing: Room rates are building-specific and vary depending on location size and amenities. Pricing will be displayed clearly in the booking flow before checkout.
- Tenant Complimentary Allotment: Active tenants receive a monthly pooled complimentary allowance of 4 hours per leased suite. Once this pool is exhausted, subsequent bookings will generate overage invoice billing charges at the tenant discount rate.
- Payments: Guest bookings must be pre-paid in full via credit card. Tenant overages are logged directly on the tenant ledger and billed on the next monthly rent invoice.
- Cancellations: Bookings canceled less than 24 hours prior to the start time are non-refundable and subject to the standard hourly billing rate.
3. Tenant Portal & Security
Tenants are responsible for keeping account credentials confidential. You agree to notify management immediately of any unauthorized account access.
Automated Hacking Protections: To protect tenant privacy and site integrity, we employ active IP monitoring. If an IP address generates consecutive failed login attempts above our system safety thresholds, that IP will be automatically locked out. SPS reserves the right to block specific IP ranges, report malicious logins, or disable portal access to safeguard operations.
4. Facilities & Building Rules
When occupying spaces in our Roseville or Yuba City properties, all tenants and guests agree to adhere to our building rules:
- Quiet Enjoyment: Keep noise levels down to respect neighboring private offices and professional suites.
- Network Compliance: Gigabit internet access is provided for business purposes only. Operating server hubs, hosting public web networks, or downloading copyright-infringing media on building connections is strictly prohibited.
- Shared Amenities: Clean up common areas (breakrooms, conference tables, restrooms) immediately after use.
5. Disclaimer & Limitation of Liability
SPS provides website interfaces, booking services, and office amenities "as is" and "as available". While we strive for continuous operations, we make no warranties that utilities, internet connections, portal authentication, or access software will be uninterrupted or error-free. SPS shall not be liable for indirect, incidental, or consequential business losses resulting from network outages or booking discrepancies.
6. Governing Law
These Terms and any facility disputes arising from your use of the website or properties shall be governed by, and construed in accordance with, the laws of the State of California, USA, without regard to conflict of law rules.
7. Changes to Terms
SPS reserves the right to modify these Terms of Service at any time. Changes take effect immediately upon posting to this page. Continued usage of the site, portal, or reserving rooms following updates indicates complete acceptance of the revised Terms.
